McKenney Home Lending, LLC is a Michigan-licensed mortgage broker. We broker both first-mortgage loans (under the Mortgage Brokers, Lenders, and Servicers Licensing Act, Act 173 of 1987) and second-mortgage loans (under the Secondary Mortgage Loan Act, Act 125 of 1981). Our company NMLS unique identifier is #2497854. Our principal licensed mortgage loan originator is Robert Benjamin McKenney III, NMLS #23394. We are licensed by the Michigan Department of Insurance and Financial Services and are currently licensed to originate residential mortgage loans only in the State of Michigan.

2. Eligibility

By using the Site, you represent that you are at least 18 years old and legally able to enter into contracts. If you're using the Site on behalf of an entity (for example, applying for a business-purpose loan as a real-estate investor), you represent that you have authority to bind that entity.

All mortgage loans are subject to formal application, credit underwriting, property appraisal, title review, income and asset verification, and investor approval. Approval and final loan terms depend on your complete financial profile and the specific property being financed. Rates, programs, fees, and loan terms are subject to change without notice. Not all applicants will qualify for all programs. Minimum credit score, income, debt-to-income, down payment, loan-to-value, and other requirements vary by program and investor.

4. Calculators and Estimation Tools

The calculators on this Site (including but not limited to the Affordability, Purchase, Refinance, Rent vs. Buy, VA, DSCR, and Fix & Flip calculators) produce estimates based on the inputs you provide. They use general formulas and assumptions. Actual loan payments, closing costs, taxes, insurance, mortgage insurance, and other figures will vary based on your complete application, current market rates, property specifics, investor guidelines, and other factors.

Do not rely on any calculator output as a basis for an offer to purchase a home, a decision to refinance, or any other financial commitment. Use the tools to learn; use a written quote from us for actual numbers.

5. Rate Quotes and the Refi Watchlist

Any rate figure quoted on this Site, in a personalized watchlist alert, in an email, or in any other communication is illustrative and non-binding unless it is (a) provided in a Loan Estimate or other formal disclosure that conforms to federal TILA-RESPA Integrated Disclosure (TRID) requirements, and (b) explicitly identified as a rate lock. No offer to lend, and no rate lock, exists until a fully executed rate-lock agreement is in place.

If you sign up for the Refi Watchlist or any similar alert, you acknowledge that (i) we use wholesale pricing indications and your self-reported loan profile to generate alerts, (ii) market rates move continuously and the rate referenced in any alert may no longer be available by the time you reach out, and (iii) an alert is not a guarantee that you qualify for the referenced rate or program.

You may view, download, and print pages from the Site for your own personal, non-commercial reference. Any other use — including copying any substantial portion of the Site, republishing content on another website, or using our content in a competing product or marketing material — requires our prior written permission.

8. Real Estate Partner Content

If you are a licensed real-estate agent or broker and McKenney Home Lending provides you with co-branded marketing materials, quote sheets, calculator links, or similar assets, you may use those materials in accordance with our co-branding guidelines and applicable RESPA rules. Co-branded materials remain subject to these Terms and any separate written agreement between us. Do not alter our logo, NMLS disclosures, or compliance language.

9. Third-Party Websites and Services

The Site may contain links to or embed third-party tools (for example, NMLS Consumer Access, our online loan application portal at my1003app.com, our scheduling tool, and our CRM-hosted forms). We do not control third-party sites or services and are not responsible for their content, accuracy, or privacy practices. Your use of third-party services is governed by their terms and privacy policies.

10. User Submissions

When you submit information through a form on the Site (such as contact details, financial information, or property information), you represent that the information is accurate and that you have the right to share it. You grant us a limited license to use that information for the purposes described in our Privacy Policy — primarily, to respond to your inquiry and, if applicable, to originate a mortgage loan for you.

You should never submit information through any form on this Site that you consider highly sensitive or confidential unless the form itself is designed to collect that type of information. Do not email us your Social Security number, full date of birth, or other sensitive information using unsecured email.

11. Equal Housing and Fair Lending

McKenney Home Lending, LLC is an Equal Housing Lender. We do business in accordance with the Federal Fair Housing Law and the Equal Credit Opportunity Act. 13. Limitation of Liability

To the fullest extent permitted by law, McKenney Home Lending, LLC, its members, managers, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages arising out of or related to your use of the Site, including but not limited to lost profits, lost business opportunities, loss of data, or damages resulting from reliance on any content or tool on the Site, even if we have been advised of the possibility of such damages.

15. Governing Law and Venue

These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws principles. Any dispute arising out of or related to these Terms or your use of the Site shall be brought exclusively in the state or federal courts located in Oakland County, Michigan, and you consent to the personal jurisdiction and venue of those courts.

16. Changes to These Terms

We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Material changes will be announced on the Site and, where feasible, communicated by email. Your continued use of the Site after changes take effect constitutes acceptance of the revised Terms.

17. Termination

We may suspend or terminate your access to the Site at any time, for any reason, without notice. Sections 7 (Intellectual Property), 12 (Disclaimers), 13 (Limitation of Liability), 14 (Indemnification), 15 (Governing Law), and any other provisions that by their nature should survive, will survive termination.

18. Miscellaneous

If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions remain in full force and effect. Our failure to enforce any provision of these Terms is not a waiver of our right to enforce it later. These Terms, together with the Privacy Policy, the State Licensing disclosures, and any written agreement you sign with us in connection with a loan application, constitute the entire agreement between you and McKenney Home Lending regarding the Site.
